Looking good! Sad about the ladder/bone thing but hope you have healed well. Consider replacing that ceiling mounted door opener with a jackshaft version on the wall to free up the space, especially if it's an older unit. (if it's brand new, well...not as cost effective)

I would try hard to move the water heater out, e.g. small enclosure against the outside wall.
In addition to potential backdraft issues, there is risk of fire/explosion from fumes and even dust.
My garage shop had the water heater in it and I felt much better after it moved to the adjacent laundry room.
